The brief

The bones are good. The plan is working against you.

Thank you for walking me through the apartment. Very little here is actually wrong — it is simply arranged as though someone else lived in it.

The fridge sits in a corner you have to approach sideways. A plasterboard cupboard stops the kitchen reading as one room. The laundry door, at 590 millimetres, takes more floor than the laundry can spare. And both studies are doing their job while quietly making it harder than it needs to be.

None of this needs a builder. The laundry sits under my licence — nothing is moving, so it needs a waterproofing certificate and nothing more.

The corner cupboard is only plasterboard. Take it out, drop the wall unit to a lower run, and the sightline carries all the way through to the terrace.

  • Complete strip out and reconfiguration
  • New joinery throughout, with a bi-fold system to the upper cabinetry
  • Corner cupboard removed — plasterboard only, and the reason the fridge is hard to reach
  • Wall unit replaced with a lower run to open the sightline
  • Optional extension along the eastern wall with the fridge relocated — priced separately so you decide once you have seen it drawn
  • Improved layout within the existing footprint
  • Replacement bi-fold door to recover the swing space the 590mm door is costing
  • Waterproofing certificate — no trades beyond my licence
  • New desk and storage replacing the existing
  • Desk brought toward the sliding door for the light — your call once it is on the plan
  • Cupboards behind retained, as discussed
  • Full-height bookshelves — designed around the collection, not around the wall
  • New desk
  • Existing robe retained with new doors
  • A ceiling treatment to this side, developed at concept
  • Wall unit incorporating the television
  • Joinery to the entry as you walk in

Not included: floor tiling. Easier to choose against finished cabinetry than to guess ahead of it — happy to bring it in later.

How it runs

Six stages, one decision at a time

You are never asked to commit to the whole thing at once. Each stage ends with something in your hands, and the next one is a choice you make with drawings in front of you rather than a description.
